This document has taken me YEARS to nail down and perfect. It’s pretty long admittedly, but I’m not afraid to make a lease long. And I sit down with my new tenants for about an hour and a half and literally walk through every single line with them to make sure they understand it.
You probably won’t understand some of the pure gold that’s contained in this document without me walking you through it step by step…which I can’t do right now.
I suggest you study this on your own and adapt/modify it to suite you. If there’s anything you’re not sure of as to it’s relevance in your area (and/or compliance with your local tenant/landlord laws) just run it by an attorney who commonly handles evictions. Or even another well known local landlord.
And remember, just because your lease says it, doesn’t make it enforceable. Your local tenant/landlord laws will always trump what your lease says, even if all parties agreed to it at the time.
