When you reject any tenant applicant, you’re technically supposed to notify them in writing as to why they were turned down. Doing this improperly or not doing it at all can leave you vulnerable to being accused of discrimination of some sort and no one needs that.
So use this document or something like it – just drop one in the mail to everyone who applies that you end up not renting to. Just be sure your listed reason is copasetic with fair housing. Fair housing violations are NO JOKE and the last thing you want to have to contend with as a landlord.
